40ft New Ground Level Office Container

This mobile office workspace consists of a complete turn-key, insulated, and pre-wired 40ft shipping container, which serves as a self-contained office that can be rapidly deployed for many different applications.

Structural Foundation & Shell

Base Unit: New 40ft by 8ft by 8ft 6in (LxWxH) one trip shipping container.
Foundation: High tensile strength Corten (Corrosion-Tenacious) steel corrugated container walls, roof, and floor pan (underframe). Steel type that develops a rust resistant surface.
Modification: Cutouts and modification to the shipping container for doors, windows, and HVAC. Reinforced structural steel framework retains container integrity.

Construction & Build-Out

Build Method: Contained within (CIC). Steel stud structure installed within container.
Floor: Multilayered.
Original container floor as secondary waterproof barrier.
Marine Grade Pressure Treated Plywood sub-floor.
Commercial grade vinyl sheet flooring with wear layer.

Wall & Ceiling Systems
Insulation: High density fiberglass or mineral wool batt insulation within stud wall cavities to provide R-value (commonly R-13 through R-19).
Vapor Barrier: Polyethylene vapor barrier film on warm (non-inside) side of insulation.
Interior Finish: White washable plastic PVC or melamine interior wall and ceiling panels.

Climate Control (HVAC)

Type: Two individual wall mounted split-system or ductless mini-split A/C and heat pump units.
Common Layout: One unit located at each end of 40′ foot unit to create effective zoning and redundancy.
Capacity: Sizing sufficient to cool and heat enclosed volume (approximate 650-700sqft) even during extremes of weather temperatures.
Mounting: Installation through sleeves within wall structure. Condenser installed externally on sides or roof of container.

Electrical System

Power Input: Configured for 110V 60Hz North American electrical service.
Distribution: Main Circuit Breaker Panel distributes power throughout container for individual circuits.
Wiring: NEC compliant Romex or NM-B wiring in-wall.
Outlets: Multiple grounded GFI and Duplex outlets installed throughout container.
Lighting: LED ceiling mounted panel lights.

Fenestration & Access

Windows (3): Vinyl framed horizontal sliding windows with features.
Tempered Safety Glass.
Integrated Insect Screens.
External security bars or grilles.
Privacy Blinds or Curtains (optional feature).

Doors (2): Personnel doors (standard 36″x 80″). With commercial door hardware.
Security Locksets.
Lever handle.
View window or peep hole.
Weatherstripping for air tight seal.

Exterior Finish & Protection

Paint System: High performance industrial grade Direct To Metal Paint (RAL 1015 Light Beige).
Surface Preparation: Abrasive surface preparation (blast or power cleaning), primer, and topcoat of DTM paint applied.
Benefits: DTM paint system requires no primer coat; highly corrosion-resistant, durable, and aesthetically pleasing.
